Three-tower hub with 175 units planned in suburb earmarked for increased density”

Plans have emerged for three large new apartment towers on a suburban road in Brisbane, amid a wider push by the council to increase the number of people living in the area.

The buildings will be erected side by side on five adjoining residential blocks along Mount Gravatt Capalaba Road and Mascar Street in Upper Mount Gravatt, about 13 kilometres from the CBD.

They will be nine storeys tall, and comprise a total of 175 units with between one and four bedrooms.

Rooftop gardens with playgrounds, meeting rooms, a library, barbeque areas and shared mahjong tables will also feature, as will a basement with 314 parking spaces.

The 4599-square-metre block falls within Brisbane City Council’s proposed Upper Mt Gravatt Centre Suburban Renewal Precinct Plan area.

These zones aim to promote higher-density living near business and public transport centres, with precincts already approved in Stones Corner and Wynnum.

The Upper Mount Gravatt precinct plan is unlikely to be finalised before 2027.

However, the developer – a company set up in 2025 called SCAS Leaf 4 Pty Ltd – argues the fact it has been proposed shows its project is in line with the long-term vision for the area.

The site is about half-a-kilometre from Westfield Mount Gravatt (formerly Garden City) and attached bus interchange, and a short drive to Sunnybank restaurant precincts.

“As Upper Mount Gravatt undergoes transformation into a high density suburban hub … our vision is to contribute to a vibrant, lively and varied neighbourhood,” the development application said.

SCAS Leaf 4 Pty Ltd told this masthead the project would cost about $180 million to build, and be completed in late 2027.

There was no activity on the site on Monday afternoon, with an old leather couch and shopping trolley dumped on the overgrown block at 101 Mount Gravatt Capalaba Road.

Houses on the other blocks are earmarked for demolition.

If the plan is approved, there would be just one freestanding house between the development and another significant apartment complex already under construction called The Collective Residences.

That project would comprise more than 50 luxury units.
